NOTICE OF PUBLIC HEARING
PLANNING AND ZONING COMMISSION


The Planning and Zoning Commission will consider the following items at the February 13, 2012 Commission meeting:

Conduct a Public Hearing to consider the request of Orion Properties LLC for changing the zoning from “Neighborhood Retail” district, to a zoning classification of “Local Business” district for 3 parcels at the southwest intersection of South John Redditt Drive and Hanks Street. The property is described as Lot No. 1 of Oak Subdivision, and Lot No. 2-A and Lot No. 2-B of Oak Subdivision No. 2 and more commonly known as 1502 South John Redditt Drive, 1501 Hanks Street and 1503 Hanks Street for a total of 1.072 acres.

Conduct a Public Hearing to consider the request of the Neighborhood Leadership Council of North Lufkin for changing the zoning from a “Heavy Manufacturing” district, to a zoning classification of “Residential Small Single Family Dwelling” district for a 28.43 acre tract of land within the A. Varilla Survey, Abstract No 49 which is west of Sellers, Brock and Ford Streets and south of Kurth Drive and more particularly described in Exhibit “A” of a Deed of Gift recorded as document number 2010-00266898, recorded April 7, 2010 02:59:45P. This item also includes a Future Land Use Plan map change from “Industrial” to “Low Density Residential”.

Conduct a Public Hearing to consider the request of Eric Rich, agent for Polk Oil Inc., for changing the zoning classification of 16 lots between Paul Avenue and Edwards Street and 3 lots on Edwards Street from “Residential Small Single Family Dwelling” district to a “Commercial” zoning district. The properties are described as Lots 1 thru 16 of Block 4 in the Herty Subdivision and Lots 9-11 of Block 3 in the Herty Subdivision and more commonly known as the 3400 Block of Paul Avenue, the 3400 Block of Edwards Street and 3501, 3503, 3505 Edwards Street. This item also includes a Future Land Use Plan map change from “Low-Density Residential” to “Retail”.

Conduct a Public Hearing to consider the request of Southwest Securities FSB for changing the zoning from an “Agricultural” district, to a zoning classification of “Commercial” district for a 5.00 acre tract of land on the south side of Denman Avenue and approximately 500 feet east of Garrison Drive. The property is described as Lot No. 1-A of Loggins Subdivision No. 2A and more commonly known as 3630 East Denman Avenue. This item also includes a Future Land Use Plan map change from “Agricultural” to “Commercial”.

A Public Hearing to consider the requests will be in the Council Chambers of City Hall located at 300 East Shepherd Avenue by the Planning & Zoning Commission on Monday, February 13, 2012 at 5:00 PM and by the City Council on Tuesday, February 21, 2012 at 5:00 PM.
